Interac e-Transfer

What kinds of payments can I run through Kompas?

Kompas runs four payment types: tenant pre-authorized debit, tenant Interac e-Transfer, tenant one-time payments from a bank account or debit card, and supplier payments by EFT. Every one of them is initiated inside the platform, so the entry, the settlement and the accounting posting are the same event rather than three separate jobs. Credit cards are not supported today. Government and municipal bills cannot be paid by EFT and have to be handled outside the platform or by a cheque Kompas prints.

How does the Interac e-Transfer integration work?

You designate an email address of your choosing and connect it to your Kompas account, and from that point every Interac e-Transfer a tenant sends to that address is processed directly through Kompas. Payments arrive in the platform where you assign them to a lease, and the posting to the tenant ledger and your settlement account happens from there. One email can serve an entire portfolio, and tenants keep sending to the same address whether they pay for one month or ten years.

    What are e-Transfer auto-mapping rules?

An auto-mapping rule ties a tenant's sender email address to their lease, so the next Interac e-Transfer that arrives from that address is assigned to the right tenant without anyone touching it. You create the rule the first time you map a payment, and every payment after that posts to the correct ledger and settlement account on its own. For a portfolio where most tenants pay by e-Transfer, this is the difference between a daily matching chore and no chore at all.

What happens the second time a tenant sends an e-Transfer?

It maps itself. Once you have saved an auto-mapping rule for that tenant's sender address, every subsequent Interac e-Transfer from that address is tied to their lease and posted to their ledger and your settlement account automatically. You see the payment land, already allocated, rather than a queue of unidentified deposits waiting to be sorted. If a tenant sends from a different email address, that payment arrives unmapped and you assign it once to create a new rule.

What if I map an e-Transfer to the wrong lease?

Kompas has an automated clawback that lets you remap a payment applied to the wrong lease, and every downstream record follows the correction. The accounting entries, the tenant ledgers on both sides and the settlement accounts all update to reflect the change, so you are not writing a manual journal entry to undo the error and another to redo it. Mistakes on a busy first of the month were expected and the workflow was built for them.

What happens to e-Transfer auto-mapping when a tenant moves out?

The rule expires with the lease. Kompas auto-mapping is lease-smart, meaning it follows the terms of the lease it is attached to, so when a tenant moves out the mapping stops and no further payments are allocated to a lease that has ended. If the same tenant moves from one building or owner to another inside your portfolio, the old rule closes rather than quietly directing their rent to the wrong entity's settlement account.

What if a tenant has no Canadian bank account?

A tenant outside Canada can send funds through a payment app such as Wise, Chexy or Remitbee, which arrives in your Kompas account as an ordinary Interac e-Transfer and maps to their lease like any other payment. This only works if you have the e-Transfer feature connected. PayPal is not supported. Kompas payments themselves are North America only, so a foreign bank account cannot be debited directly by pre-authorized debit.

    Does Kompas accept PayPal?

No — PayPal is not a supported way for tenants to pay rent through Kompas. Tenants without a Canadian bank account can route funds through Wise, Chexy or Remitbee, which arrive as an Interac e-Transfer and map to the lease normally. Domestic tenants pay by pre-authorized debit, Interac e-Transfer, or a one-time payment from a bank account or debit card.

Are Interac e-Transfers set up with auto-deposit, or does someone answer a security question?

Rent e-Transfers reach Kompas through auto-deposit on the email address you connect, so nobody on your team is opening messages and answering security questions on the first of the month. The payment lands in the platform ready to be mapped to a lease, or maps itself if an auto-mapping rule already exists for that sender. That is what makes e-Transfer viable at portfolio scale rather than only for a handful of units.

Can I mix pre-authorized debit and e-Transfer tenants in the same building?

Yes — payment method is set per lease, not per building, per entity or per portfolio, so any mix works. A building can have some tenants on pre-authorized debit, some sending Interac e-Transfers, and some paying offline with a manual deposit posted, all reconciling into the same set of books. Nothing has to be standardised before you go live, which is usually what makes moving tenants onto automated collection possible at all.
