Mobile by design
Built for the phone in their pocket
- Pay rent, set up auto-pay, and check their balance in a few taps.
- Send a repair request from anywhere and follow it until it’s done.
- Get a reminder before rent is due, not after the late fee.

The whole renter lifecycle
From application to renewal
- Apply and sign the lease online, no printer needed.
- Their lease, ledger, and documents are always one tap away.
- When renewal comes around, they review and sign in a few clicks.

Centralized communication
Easy for tenants. Clear for you.
- Message one tenant or a whole building from the same place.
- Every payment and request lands in Kompas, tied to the right lease.
- Fewer “did you get my payment?” calls to the office.

Help Centre
Tenants can submit service tickets and track their history and status, make rent payments, review their full financial history of charges and payments, open their lease document, and see their renewal history. Everything they can reach is their own record, and every action they take posts into your platform rather than into a message someone has to process. The portal is bilingual in French and English throughout.
No — the tenant portal is a web application with a mobile interface rather than something downloaded from an app store. Tenants reach it through a browser on an Android phone, an iPhone, a tablet or a desktop, which means there is nothing for them to install and nothing for you to push them to update. This is one of the most common questions we get about the portal.
Yes — access is strictly invite-only, and you decide which entities, which buildings, or which individual tenants are invited. That lets you roll the portal out to one building first, or hold back a property that is mid-transition, rather than switching on a portfolio at once. Invitations can go out one at a time or in bulk based on entity, building or other criteria you set.
Yes — tenants can set up their own pre-authorized debit for automatic rent payments directly in the portal, make one-time payments from their bank account, or send an Interac e-Transfer through the auto-deposit integration. Every one of those routes reconciles automatically into your books. Self-serve enrolment is what makes moving a building onto automated collection practical, since your office is not collecting void cheques one tenant at a time.
Yes — bulk communication in Kompas sends information to tenants whether or not they use the portal, and proof of delivery, email confirmations and failed deliveries are all tracked. For an inspection notice, a planned outage or anything that could be disputed later, that tracked record is the point. It is delivery evidence rather than a read receipt, and it lives against the tenant record instead of in one person's sent folder.
Yes — the portal is natively bilingual in French and English, and so is every notification it sends. Tenants see the interface and their documents in their own language without you maintaining two versions of anything. Combined with bilingual invoices and TAL leases in either language, that covers the practical requirement for operating in Quebec.
All tenant portal notifications go out by email to the users of the portal, and they are sent bilingually. That covers ticket updates, payment activity and the communications you send, so a tenant does not have to log in to discover that something changed. Email is the notification channel today; there is no push notification, because the portal is a web application rather than an installed app.
