Yes — a CRM is built into the Kompas leasing dashboard, tracking leads, visits, applications, draft leases and executed leases across your entire portfolio in one place. Because it sits inside the platform rather than beside it, a lead that becomes a lease carries straight through to the accounting side without anyone re-entering the tenant, the unit or the rent. You can see conversion at every step, from lead to visit, visit to application, and application to signed lease.
Yes — you can execute residential leases with e-signature directly in Kompas through a direct integration with DocuSign. The lease is built in the leasing dashboard with its inclusions, parking, roommates and guarantors already set, sent for signature, and filed automatically once executed. In Quebec the document is an official TAL lease, since Kompas is a registered reseller of Quebec leases directly with the Tribunal administratif du logement.
No — all of the terms of the lease translate into the accounting system automatically on signature, for invoicing and receivable tracking. That is the practical payoff of one platform rather than two: the rent, the term, the inclusions and the charges you negotiated are the same record the first invoice is built from. Nobody retypes a lease into an accounting file, and there is no window where the two disagree.
Yes — you invite a prospect to fill out a rental application in Kompas, and screening runs through our partner SingleKey. The report comes back with Equifax and TransUnion data, public records, landlord reference, tradeline activity, bankruptcy details, criminal history, and TAL and SOQUIJ history for Quebec. You receive it within five to ten minutes of the prospect completing the form, so a decision on a showing-day applicant does not wait until tomorrow.
Yes — Kompas knows the compliance requirements across every Canadian jurisdiction and surfaces both the earliest delivery date and the delivery deadline for each renewal in the leasing dashboard. You are working from the dates the law gives you rather than from a spreadsheet someone maintains, which matters most for operators running units in more than one province where the rules differ. Renewals you have not yet acted on stay visible against those dates.
Applicant personally identifiable information is held for a maximum of 90 days, which is a legal requirement under the privacy standards Kompas operates within rather than a configurable setting. This is why the platform cannot cross-reference an applicant against an application they made to another of your buildings earlier in the year. Your own records remain the only place that history lives.
You can apply increases in bulk across your whole portfolio or any segment of it, by percentage or by dollar amount, rather than opening leases one at a time. The renewals dashboard then carries each one through delivery, negotiation and execution. An integrated TAL rent increase calculation driven by your actual accounting data is scheduled for early 2027; until then the calculation itself happens outside the platform and the increase is entered here.
