Help Centre
Kompas runs four payment types: tenant pre-authorized debit, tenant Interac e-Transfer, tenant one-time payments from a bank account or debit card, and supplier payments by EFT. Every one of them is initiated inside the platform, so the entry, the settlement and the accounting posting are the same event rather than three separate jobs. Credit cards are not supported today. Government and municipal bills cannot be paid by EFT and have to be handled outside the platform or by a cheque Kompas prints.
On the first of each month Kompas invoices every active lease according to its terms, then debits each tenant enrolled in pre-authorized debit for the rent owing. By the time you get to the office on the first, the charges are posted, the payments are collected and deposited, and your receivables are updated. The team calls this the FOM run, for First of Month. Nothing has to be keyed in, and nothing waits for someone to remember to trigger it.
All EFT payments settle same day, and Interac e-Transfers settle the same day they are mapped to a lease. That means rent collected through a first-of-month pre-authorized debit run is in your account that day rather than sitting in a processor's holding period for several business days. Because settlement and reconciliation are the same event in Kompas, the deposit shows against the tenant's ledger as of the settlement date without anyone matching it by hand.
No — pre-authorized debit is encouraged for the automation and time it saves, but it is never mandatory. Tenants who do not want to enrol can pay by Interac e-Transfer, or pay off the platform entirely and have you post a manual deposit against their ledger. Enrolment is set per lease, not portfolio-wide, so you can have five tenants on pre-authorized debit and ten paying another way in the same building without any special handling.
Yes — tenants can set up their own pre-authorized debit for automatic rent payments directly in the portal, make one-time payments from their bank account, or send an Interac e-Transfer through the auto-deposit integration. Every one of those routes reconciles automatically into your books. Self-serve enrolment is what makes moving a building onto automated collection practical, since your office is not collecting void cheques one tenant at a time.
You designate an email address of your choosing and connect it to your Kompas account, and from that point every Interac e-Transfer a tenant sends to that address is processed directly through Kompas. Payments arrive in the platform where you assign them to a lease, and the posting to the tenant ledger and your settlement account happens from there. One email can serve an entire portfolio, and tenants keep sending to the same address whether they pay for one month or ten years.
Kompas runs an automated failed payment workflow: as soon as a failure is identified, email notifications go out to both the tenant and the property manager, and the payment is reversed automatically in the accounting ledger. You are not chasing a bank notice and then unwinding entries by hand. You can also choose to automate an administrative NSF fee of your own amount, so the charge lands on the tenant's ledger in the same step as the reversal.
